How do I obtain a California real estate salesperson’s license?

To become a real estate salesperson in California, you must:
  1. Be 18 years of age or older.
  2. Have proof of legal presence in the United States.
  3. Successfully complete a college-level course in Real Estate Principles.

       Note that you may now take Real Estate Principles after the state exam, but you must pass both before applying for your license.

       If you only submit evidence of completion of Real Estate Principles (and pass the sales exam) when you first apply for a real estate salesperson license, you will be issued an 18-month conditional license. (license fee is $145) To extend your license for 2 1/2 additional years, you must complete a course in Real Estate Practice and one additional course (see www.rels.com/extendlicense.cfm). If you submit evidence of completion of courses in Real Estate Principles, Real Estate Practice and one additional course (see www.rels.com/extendlicense.cfm) when you first apply (and pass the sales exam), you will be issued a license valid for 4 years. You will also save $25 on the cost of your license fee (license fee is $120) if you submit evidence of completion of the 3 courses at the same time.

       Exception: Members of the bar of any state in the United States or graduates of law schools recognized by the California State Bar will generally qualify on the basis of their education, and as such are exempt from the college-level course requirement.

  4. Pass the California real estate sales license exam. The exam fee is $25.
  5. Complete your license application honestly and truthfully. Conviction of a crime may result in the denial of a license. Failure to disclose any criminal violation or disciplinary action in an applicant’s entire history may also result in the denial of a license.




How long is my real estate sales license good?

If you only submit evidence of completion of Real Estate Principles when you first apply for a real estate salesperson license, you will be issued a conditional license valid for 18 months.

If you submit evidence of completion of courses in Real Estate Principles, Real Estate Practice and one course from the list below when you first apply for a real estate salesperson license, you will be issued a license valid for 4 years. (Alternately, these 2 additional courses must be completed within the first 18 months of being licensed, to have your conditional license extended to the full 4-year period.)

In addition to Real Estate Principles and Real Estate Practice, you must complete one course from the following list for a 4-year license:
  • Real Estate Appraisal
  • Property Management
  • Real Estate Finance
  • Real Estate Economics
  • Legal Aspects of Real Estate
  • Real Estate Office Administration
  • General Accounting
  • Business Law
  • Escrows
  • Mortgage Loan Brokering and Lending
  • Computer Applications in Real Estate
  • Common Interest Developments

How do I extend my 18-month conditional license?

Within the first 18 months after issuance of your license (or it can be included with your original Examination Application or License Application to save $25), you must submit evidence of successful completion of two additional three semester-unit or four quarter-unit college-level courses.

You must successfully complete a course in Real Estate Practice, and one course from the following list:
  • Real Estate Appraisal
  • Property Management
  • Real Estate Finance
  • Real Estate Economics
  • Legal Aspects of Real Estate
  • Real Estate Office Administration
  • General Accounting
  • Business Law
  • Escrows
  • Mortgage Loan Brokering and Lending
  • Computer Applications in Real Estate
  • Common Interest Developments
Upon furnishing official transcripts or certification with school seal confirming successful completion of the two courses, your license will be extended to be valid for a four-year period from first date of licensing.



How do I renew my real estate sales license?

Within the first four years of being a licensed salesperson, your license must be renewed for an additional 4-year period. To renew your license, you must submit evidence of successful completion of 4 three-hour continuing education courses (12 units total), and those courses must have been completed within 4 years of your renewal date.

The 4 required courses are: Ethics, Agency, Trust Fund Handling, and Fair Housing.
